For the most part you are using "OPM" Other People's Money
1. You can purchase property with only 5 to 20% down
2. Your tenants are going to be making the mouthy payments on the loan.
3. You can do a master lease.
4. You can have them do seller financing
5. You can do what I call CURE investing.
FOR THE DOWN PAYMENT
1. You can go to a bank of credit union
2. Partner up with someone
3. Use your IRA
4. Use your own money
